Questions

Frequently asked

How does Nomade get 103% of list price when the CT market averages 97%?

The 6-point spread comes from a four-phase listing system applied to every Nomade listing: (1) Strategic Pricing using a 50+ data-point micro-market model that sets list, floor, and ceiling values; (2) Demand Generation — a 14-day pre-market campaign to a curated buyer list with professional staging, drone and 3D capture, and editorial copywriting before the listing hits MLS; (3) Maximum Exposure across MLS, 20+ syndicated portals, paid distribution, and a private buyer network covering all eight CT counties; (4) Negotiation Leverage that converts the multiple-offer event into the highest net for the seller (price, terms, contingencies, financing protection, close timing).

What does the 14 days on market figure include?

Days on market is measured from MLS listing date to accepted-offer date. Nomade listings average 14 DOM versus 45 for the Connecticut market overall. The 14-day pre-market demand campaign happens before the MLS clock starts, so by the time the listing goes live, buyers are already lined up.

Do you charge a commission to sellers?

Yes. Nomade is a full-service brokerage. Commission rates are discussed during the listing consultation and depend on the property and market. We do not operate on a discount/flat-fee model — the four-phase system requires the full marketing investment to deliver the 6-point spread.

What counties do you list homes in?

All eight Connecticut counties: Fairfield, Hartford, New Haven, Litchfield, Middlesex, New London, Tolland, and Windham. We do not list outside Connecticut.

How do I get a free home valuation?

Visit https://nomaderealty.com/sell and submit your address. We deliver a custom Comparative Market Analysis (CMA) within 24 hours via a private client portal, walking through comparable sales, current market conditions in your area, and a pricing recommendation.

Do I need to give my email to download this guide?

No. Every Nomade guide is a free direct PDF download with no email required. There is an optional email signup if you want to be notified of future guides, but it's not gated.
